Frequently asked questions
Foundation Repair questions, answered
Real answers from a local Nags Head foundation repair crew — no fluff, no upsell.
What does foundation repair mean for a house on pilings?
Usually work on the piles, the girders, and the connections between them: replacing or sistering rotted piles, leveling a house that has settled unevenly, replacing rusted connectors, and repairing scour after a storm.
Do I need a permit for foundation work on the Outer Banks?
Almost always. Pile and girder work is structural and needs a building permit from your town or county. Oceanfront work in the ocean hazard area may also need a CAMA permit. Ask any contractor about permits in the first conversation.
How does my flood zone affect a repair?
In a V zone, nothing below the flood elevation can block waves, so a repair cannot add solid walls or enclosures there. In an AE zone, enclosures need flood openings. The zone decides what a repair is allowed to look like.
When should my pilings be checked?
After any storm with overwash, before you buy a house, and any time floors start to slope or doors stick. Oceanfront houses and older cottages on short piles deserve a look more often than newer houses further back.
Do you work on rental homes?
Yes. We schedule around turnovers where we can, and owners who live off the island get photos and a written scope so they can see what is under the house.
What areas do you serve?
Corolla, Duck, Southern Shores, Kitty Hawk, Kill Devil Hills, Nags Head, and the surrounding northern Outer Banks. Call and we will confirm we can reach your lot.
Can you check a house I am buying for foundation problems?
Yes. A pre-purchase look under the house checks the piles, girders, connectors, and crawlspace and tells you what needs work now and what can wait.
